The Short Version

– Our published rates may change from time to time to reflect market conditions.
– The rate you see at the time you make a reservation is the rate you pay — even if our published rates go up afterward.
– If our published rates go *down* after you book, that decrease does not automatically apply to existing reservations. We may, at our discretion, extend a credit or adjustment.
– The only situation in which we would adjust an existing reservation’s rate is in the event of extraordinary economic circumstances such as radical inflation.

Rate Setting and Changes

Coho RV & Marina (“we,” “us,” or “our”) sets rates based on a variety of factors, including season, demand, length of stay, site type, and broader market conditions. Like most accommodation providers, our rates are not fixed — they are reviewed and may be updated periodically.

Any rate changes apply to **future reservations** made on or after the date of the change. The rates published on cohorv.com at the time of a change are the rates that govern new bookings going forward.

Rate Lock at Time of Reservation

When you make a reservation, the total cost of your stay is calculated using the rates published at that moment. That rate is “locked in” for your booking, subject to the limited exceptions described below.

In practical terms:

– **If we raise our rates after you book** — your reservation is honored at the original, lower rate. You will not be charged the difference.
– **If we lower our rates after you book** — the lower rate does not automatically apply to your existing reservation. Guests are not entitled to a credit, refund, or rate adjustment in this situation. We may, on a case-by-case basis and at our sole discretion, extend a goodwill adjustment, but no guest should rely on this as a guarantee.

This policy reflects how reservations function in the broader hospitality industry: when you commit to a rate, both parties commit to that rate.

Exception: Extraordinary Economic Circumstances

In the event of extraordinary or sustained economic disruption — including but not limited to radical inflation, dramatic increases in operating costs (utilities, fuel, insurance, regulatory fees, etc.), or other circumstances materially outside our control — we reserve the right to adjust pricing on existing reservations.

If this occurs:

– We will provide advance written notice to affected guests at the contact information on file.
– The notice will explain the reason for the adjustment and the revised rate.
– Affected guests will have the option to accept the revised rate **or** to cancel the affected reservation and receive a full refund of any deposits or prepayments made.

This provision is intended for genuinely unusual conditions. It is not a routine pricing tool and we do not expect to invoke it under normal market fluctuations.

Taxes, Fees, and Surcharges

Quoted rates do not always include applicable taxes, government fees, or third-party surcharges. Such taxes and fees are determined by external authorities and may change between the time of booking and the time of stay. Any change to government-imposed taxes or fees will be passed through to the guest at the rate in effect on the date of stay.

Discounts

Coho RV & Marina offers discounted pricing to eligible guests. Our discounts fall into two general groups:

Duration-based discounts. Our online booking system automatically applies seasonal, weekly, and monthly (shoulder and off-season only) discounts based on your travel dates and the length of your stay. Exact discount amounts vary by season, site type, number of guests, and other factors — please refer to the rates shown by our online booking system at cohorv.com for precise pricing.

Category discounts. We also extend discounts to guests who qualify under one of our recognized membership or status categories, which currently include:

Seniors (age 65 and over)
AAA members
Retired military
Active military
Returning guests
Good Sam members
Passport America members (applies Oct 1st-June 30th)

Category discounts are typically applied over the phone or in person at our office at 1580 Winchester Avenue, Reedsport, OR. A valid ID or proof of membership may be required to qualify. The amount of each category discount varies by season; current discount levels are available from our staff on request.

Combining discounts. Category discounts cannot be combined with one another — guests should select the single category discount that produces the best rate for their stay. However, one category discount may be combined with a duration-based discount when the reservation is made through our staff — by phone or in person at our office. Our online booking system automatically applies duration-based discounts but does not currently apply category discounts, so combining the two requires staff assistance. For example, a Good Sam member booking a weekly stay would receive both the Good Sam category discount and the weekly stay discount when the booking is made through our office.

Help finding the best rate. Our staff is happy to work with you to identify the combination of discounts that produces the best possible price for your stay. If you believe you may qualify for a category discount that isn’t offered automatically through the online system, we recommend calling or visiting our office before booking.

Promotions

From time to time we may offer promotional rates, special packages, or limited-time offers — for example, holiday specials, anniversary deals, or shoulder-season packages — in addition to the standing discount programs described above. Promotional pricing typically carries its own terms, such as blackout dates, minimum-stay requirements, or non-refundable deposits, which will be disclosed at the time of booking. Promotional rates are not retroactive and cannot be combined with other discounts or promotions unless explicitly stated.

Group, Long-Term, and Seasonal Reservations

Group bookings, long-term stays, and seasonal reservations may be governed by separate written agreements with terms that differ from this Pricing Policy. Where a written agreement exists, the terms of that agreement control.

Cancellations and Refunds

This Pricing Policy addresses how rates are set and locked. Cancellation rights, deposit handling, and refund eligibility are governed by our separate Cancellation and Refund Policy, which should be reviewed alongside this document.

Changes to This Policy

We may update this Pricing Policy from time to time. When we do, we will revise the “Effective Date” at the top of this page. The version of the policy in effect at the time you make your reservation is the version that applies to that reservation.
